Free Guide: 10 Steps to Community Real Estate Development

A free ebook and checklist for community developers, CDCs, CLTs, and cooperatives.

The path from a community vision to a building your community actually owns — laid out in order, with the questions to answer at every step.

Most community-led real estate projects don't fail at the finish line. They stall early. Before site control. Before a capital stack. Before anyone has written down what the project is actually for.

Not because the vision is wrong. Because no one handed the team a sequence.

This guide is that sequence. Ten steps, in the order they actually happen, drawn from years of working alongside community developers, CDCs, community land trusts, and cooperatives pursuing social-purpose real estate.

ABOUT Simply Sustained

Over brunch downtown, our team connected and shared our stories about trying to find places to call homes, or locating small businesses in our city. This conversation focused on the topics of cost of living, locally grown foods, energy consumption, community resources, and efficient public spaces. It brought to our attention the common desires of living in spaces that are affordable, where we can find healthy foods, and working in spaces that are connected to the community.

To realize this vision Simply Sustained, a nonprofit organization was established to provide strategic advice, resources, and real estate advisory services to community-led developers, small businesses, and social enterprises. Our goal is to support and empower black communities in urban areas, across the nation, in their journey towards acquiring and operating real estate, which can be an economic opportunity and a strategy for building sustainable communities.
